New Home Warranty Inspections

Purchasing or constructing a new home is a major financial undertaking, and it's essential that consumers do so with the assurance that unexpected repair costs due to defects will be minimized after they move in.

Implemented on February 1, 2014, Alberta’s New Home Buyer Protection Act (NHBPA) safeguards the interests of home buyers, builders, and warranty providers. Under the NHBPA, every new home built for sale or constructed under contract must be covered by a warranty insurance with minimum coverage that includes:

  • Materials and labor defects for at least 1 year from the warranty start date.
  • Materials and labor defects in delivery and distribution systems for at least 2 years from the warranty start date.
  • Building envelope defects, including those causing water penetration, for at least 5 years from the warranty start date.
  • Structural defects for a minimum of 10 years from the warranty start date.

Our New Home Warranty Inspection Service is tailored for homeowners but benefits all parties involved by proactively maintaining the condition of your new home. For example, addressing a loose toilet quickly prevents extensive damage like floor discoloration, subfloor and ceiling damage, or mold growth, which could otherwise lead to significant repair costs.

What We Offer:

  • Pre-Occupancy Inspection: Conducted before the final purchase payment to ensure all systems and components—including grading, roofing, exterior, foundation, HVAC, plumbing, electrical systems, attic, and insulation—are in top condition. A detailed report will be provided, and with your consent, forwarded to the builder.
  • 11-Month Inspection: Scheduled just before the 1st-year anniversary of the Workmanship & Materials Warranty to check for any maintenance issues and provide upkeep tips.
  • Third Inspection: Occurs just before the 2nd-year anniversary of the Delivery and Distribution Systems warranty. This inspection focuses on maintenance advice since the warranty for workmanship and material defects will have expired.
  • Fourth Inspection: Scheduled just before the 5th year of the Building Envelope warranty to thoroughly inspect and report on any new issues.
