Inspecting more than Just the Surface!

We use thermal imaging with all our inspections at NO EXTRA CHARGE! We feel its a tool that we can use to help determine the hard to find problem spots that would otherwise be missed. 

What is thermal imaging?

NOUN
            1. the technique of using the heat given off by an object to produce an image of it or locate it.

Explanation: All objects emit infrared energy (heat) as a function of their temperature. The infrared energy emitted by an object is known as its heat signature. In general the hotter the object is the more radiation it emits. A thermal imager is a heat sensor that is capable of measuring the differences in temperature. The device collects the infrared radiation from objects in the scene and creates an electronic image based on information about the temperature differences.

With this information, the inspector may determine where there are hot, cold or wet spots that can not be seen with the naked eye. This helps determine if the home is properly sealed around doors and windows, if there is missing insulation, wet spots, water leaks or if the waste lines are clogged, electrical devices overheating, etc.  

Our code of ethics state that we will "always act in the interest of our client", therefore we believe that thermography should be used like any other tool in our tool bag.

Thermal Imaging

The thermal image above is of a ceiling that is missing insulation around and above the pot-lights (pail above) and above the bottom chord of the engineered roof truss. This caused excessive condensation and moist areas on the drywall ceiling. Recommended upgrade of insulation values.
